Mala Nova --- 15 years ago -

We used lowes but that was for hardwood floors. I'm sure it would be the same :D

I wouldnt invest any money into a home before you signed any papers. If you are buying a home and it is in need of recarpeting you need to bargain that into your agreement for the sellers to pay for. If you didnt do so I suggest waiting til the closing date to put any money into the house. You just asking for trouble.

that is so true Viny.... i would also make provisions that if the subflooring is found in need of any replacement that the owner has to pay for that as well... you never know what is lurking under the carpets ( like urine stains, partical board that is not up to code.. or whatever else is hidden underneath carpet that "HAS" to be replaced.

Ok, first of all, as a buyer you have to replace NOTHING. It is the sellers responsibility not yours. Also, if the seller gives you ( as the buyer) a allotment to replace the carpet, add 10% to the total costs because of unseen, hidden potential problems. Do NOT invest in anything until you have the closing date behind you.

I could not agree more, this is a buyers market and sellers will do just about anything you want to close a deal.

I hope so. Lowes was super nice.

The sellers should be responsible for getting the house up to code before you buy.

Last spring Clarksville had a week straight of horrible winds and storms. This was less than a week before the house I was selling was to be closed on. There had never been any previous damage to my home in the previous 4yrs from winds or storms. Well... Less than a week before having my house closed on the storms from last spring pull up quite a few shingles from the back corner of my home. I had to pay to have it repaired before closing could commence. The house was in immaculate condition with prior expections, no repairs needed. But when the guy and his realtor were doing the final walk through they realized what the storms had done. Ughh I was so aggravated at the time and in a rush to get that house closed due to my closing date on the house I was buying was scheduled for three days after I closed on the house I was selling.

Its a military based town. Filled with active and retired service members. The base of their clients will be using a VA loan. Their house should be up to VA standards. If it had been me, I would have made them pay or walk. Its their responsibility as a seller, especially it being a miltary based town.

wooohooo a lil breathing room closeing date is getting pushed back so yayyyyyyyyyyyyyyyy thanks for all the help ^_^

ɮɸʂʂ~y --- 15 years ago -

he said we are gunna do a new aprasial and hoprfully they wont include the carpet on the repair list ^_^ cross ur fingers for me im hopeing they will jsut let it slide ^_^ its all worth it because i wanted the va loan

Benji --- 15 years ago -

its all worth it because i wanted the va loan The VA loan is worth it. But you need to take into factor the number of people using a VA loan in that area. The seller would have had to pay for the flooring himself if he wanted to sell his home in that area. If it doesnt meet VA standards hes the one screwed. You shouldnt have to pay anything out of pocket to make it VA qualified.

tru im thinkin about looking for a new house, only problem is we already have the utilites on there because of the apraisal that was done, now i guess i should just sit and think.... the seller has NO money wat so ever for the repairs, so we were told if we wanted the house we had to do the flooring in the basement which was fine to us because i was gunna redo it all anyways to something i liked. the flooring in the basement is non exsitent. but i dunno i guess im just really confused this is our first house and i dont wanna get screwed ya know
